We understand that finding a property to rent quickly and easily is important. We also know that the letting process can be daunting, therefore SP Sales & Lettings aim to make this process as smooth as possible.

By registering with us, we will provide you with our latest instructions that match your needs. You can also check available properties online through our property search option.

In addition, by renting one of our managed properties, you will have the support of a dedicated contact, based in Coalville, who personally knows the property. We will accompany you on all viewings and your dedicated contact will guide you through the entire process. Once you have moved into the property you can stay in contact with this dedicated contact to report any issues, including maintenance.

Tenant Fees

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to SP Sales & Lettings ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)
For English properties:
Payment of up to £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3%
Payment of up to £20 for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

SP Sales & Lettings is a member of Client Money Protect, which is a client money protection scheme, and also a member of The PRS, which is a redress scheme.
